Almost everything in Estero sits inside a gated, master-planned community — The Brooks, Grandezza, West Bay Club, Rapallo. Nearly every exterior repaint needs architectural review approval first.
We work from your association's approved palette and sample on the actual wall, so the ARC judges the color in real light.
Much of Estero went up in the late 1990s and 2000s and is on its second or third repaint. Villa and coach-home buildings get done as one job.
Most communities require ARC review before you repaint. We work from your HOA's approved palette and prepare the samples the board needs.
The Brooks, Grandezza and West Bay Club require gate registration, set work hours and staging rules. We handle that coordination, not you.
Late-1990s and 2000s builds are on their second or third repaint, builder-grade coatings long spent. We recoat before the substrate takes damage.
Stucco over concrete block cracks and traps moisture. We use elastomeric coatings that bridge hairline cracks and still let it breathe.

Yes, and in Estero that is most of the job. We work from your community's approved palette, apply sample areas on the actual wall so the architectural review committee can judge the color in real light, and supply the product and color documentation the board needs before approving the repaint.
Square footage, stories, stucco condition and the amount of crack repair drive the number, and villa or coach-home buildings are quoted differently from single-family. We give free written estimates broken out by prep, materials and labor so you can take a clear figure to your board if you need to — call (239) 502-3917.
Yes. Where several owners share one exterior, doing the building as a single job is cheaper per unit and gives a consistent finish. We coordinate with the association on scope, color and schedule so it runs as one project rather than several.
Regularly. We handle gate registration, work within permitted hours, follow community staging and conduct rules, and keep the site clean daily. That coordination is included, not an extra.
Almost certainly. Original builder-grade exterior coatings in Southwest Florida typically give five to eight years, so a 2004 home is well past due. Look for chalking that rubs off on your hand, faded south and west elevations, and hairline cracks opening in the stucco — all three mean it should be scoped now, before the substrate starts taking damage.
