Marco jobs generally carry more prep than mainland jobs because of salt load, and that is the biggest variable alongside size and stories. Salt. On a barrier island, salt-laden air reaches every elevation of every building, not only the ones facing the Gulf. It accelerates chalking and fading, corrodes metal fixtures and railings, and undermines adhesion wherever the surface was not properly washed and primed. Repainting over unwashed salt is the most common failure we are called in to fix.
Yes — condominium association work is a significant part of what we do on Marco Island. We work with boards and property managers on scope and color approval, schedule access around residents, provide notice, and document the products and colors used for the association's records.
Expect the short end of the SWFL range — roughly every five to seven years, and sooner on Gulf-facing and waterfront elevations. Chalking, visible fading, and corrosion staining running down from railings or hardware are the signs to watch for.
The dry season, November through April, gives the best cure conditions, but it is also the busiest time on Marco. If you have a specific window in mind, particularly for association work that has to fit around season, it is worth calling early to get on the schedule.
